Restoration is real and it works, but only on a roof that qualifies. The test is simple: is the insulation dry and is the deck sound? If yes, a restoration or an overlay is often the right call. If no, coating over it just traps the water and hides the problem while your deck corrodes.
Restoration Makes Sense When
- The moisture survey comes back dry or nearly dry
- The membrane is aged but intact, with seams that can be reinforced
- Drainage works and there is no chronic ponding
- You need service life extension rather than a new warranty on a new system
- Tear off would disrupt operations you cannot shut down
Replacement Makes Sense When
- Infrared or core cuts show widespread wet insulation
- The deck shows corrosion, deflection, or fastener pull out
- The roof already carries multiple layers and code will not allow another
- Drainage has to be corrected with tapered insulation
- You need a long term manufacturer warranty for a capital asset
