An active leak is a life safety and asset protection problem at the same time. The goal in the first hour is not to fix the roof. It is to protect people, protect what is under the leak, and create a record.
One. Clear The Area
Water and electricity share buildings. Move people out from under the leak, cut power to affected circuits if water is anywhere near them, and cordon off wet flooring.
Two. Protect The Contents
Move or cover equipment, inventory, records, and anything electrical. Contents claims are often larger than the roof claim itself.
Three. Control The Water
Buckets and containment help, but a controlled drain point is better. Nobody should be on a wet or iced roof without proper fall protection. That is our job, not maintenance staff's job.
Four. Document
Photos and video with timestamps, from inside and from a safe vantage point. Note the time it started and what the weather was doing.
Five. Call A Licensed Contractor
