Four Mistakes Facility Owners Make Planning A Roof Replacement

Almost every roof replacement that goes badly went badly before anyone got on the roof. The mistakes happen during planning.

One. Bidding A Scope Nobody Wrote

If three contractors are pricing three different scopes, you are not comparing bids. You are comparing guesses. Get the moisture survey and the specification first, then price it.

Two. Ignoring Code Driven Cost

New Jersey energy code, wind uplift requirements, and drainage corrections routinely add real cost to a tear off. A bid that omits them is not cheaper, it is incomplete.

Three. Forgetting The Building Stays Open

Schools, hospitals, warehouses, and government facilities keep operating during the work. Phasing, night work, odor control, and daily dry-in have to be in the plan and in the price, not negotiated in week two.

Four. Buying On Price Alone

Manufacturer certification, bonding capacity, insurance limits, and past performance on similar facilities are what determine whether the warranty is worth anything in year twelve. We would rather lose a bid than write a scope we cannot stand behind.
