Roof Maintenance Myths We Hear On Almost Every Walkthrough

Some of these cost a few hundred dollars. Some of them cost a roof. Here are the ones we correct most often.

It Is Not Leaking, So It Is Fine

A leak is the last symptom, not the first. Water tracks laterally through insulation for a long time before it finds a seam in the deck and drips somewhere. By the time you see a stain, several hundred square feet are usually already wet.

The Warranty Covers Everything

Most manufacturer warranties require documented periodic inspections and prompt repairs. Skip those and you often still have paper, but you no longer have coverage. We keep the inspection record specifically so your warranty stays enforceable.

Any Sealant Will Hold Until We Budget For It

The wrong sealant on the wrong membrane can fail in a season, and some products are chemically incompatible with the system they are stuck to. Patching TPO with an asphalt product is a common and expensive example.

Drains Are Housekeeping

Drains are structural. A clogged drain turns rainfall into dead load on the deck, and standing water shortens membrane life dramatically. Clearing drains twice a year is the highest return maintenance task there is.

Rooftop Trades Cannot Hurt It

HVAC and telecom crews puncture more commercial roofs than storms do. Control rooftop access, require walkway pads, and inspect after any work above the deck.
