An inspection report has two jobs. It has to tell you what to do this year, and it has to survive being handed to a budget office, an insurance carrier, or a contracting officer two years from now.
The Contents
- Roof plan with areas, dimensions, and each condition marked on it
- System identification, membrane type, attachment method, insulation, deck, and approximate age
- Dated photographs keyed to locations on the plan
- Moisture survey results, infrared or capacitance, with core cut verification
- Findings separated into safety, active leak, deferrable, and end of life
- Cost ranges for repair and for replacement so you can plan either
- Estimated remaining service life and a recommended reinspection date
Use It As A Budget Tool
