A roof membrane is designed to shed water, not store it. Every hour water sits on the surface, it works on the seams, feeds vegetation, and adds load. Most of the premature membrane failures we cut into were drainage failures first.
What Goes Wrong
- Strainers missing or crushed, so debris goes straight into the leader
- Scuppers set above the low point of the field, which guarantees ponding
- Downspouts disconnected below grade, dumping water at the foundation
- Gutter pitch lost from fastener failure or ice loading
- Insufficient drains for the roof area after an addition or a re-roof changed the slope
The Fix Order
Clear and repair first, then correct pitch with tapered insulation or added drains where the field will never dry on its own. Doing coating work over a drainage problem is money spent twice.
