Commercial Roof Systems

We do not push a favorite material. We install the system that matches the deck, slope, climate, and use of the building. Every option below is a tool we use on commercial, institutional, and government facilities.

PVC

Polyvinyl Chloride

A reinforced single-ply membrane with a bright white surface that reflects heat and UV. We like it where chemical resistance matters, such as food processing, hospitals, restaurants, and any roof with heavy grease or exhaust exposure.

TPO

Thermoplastic Polyolefin

A single-ply white membrane that has become the standard for retrofits and new low-slope roofs. It is flexible, resists moisture and UV well, and installs cleanly over many existing decks.

Modified / BUR

Modified Bitumen & Built-Up Roofing

A layered asphalt system that uses either built-up plies or polymer-modified sheets. It is tough, forgiving, and time-tested for flat roofs, mechanical rooms, and traffic areas that need a durable walking surface.

Tile / Slate

Clay, Concrete, Slate & Metal Tile

A steep-slope system with long service life and a Class A fire rating. Tile and slate handle wind, hail, and heavy rain beautifully, and many options are recyclable or made from natural materials.

Liquid Roofing

Fluid-Applied Restoration

An elastomeric coating that is rolled or sprayed directly onto the existing roof. It seals seams and small cracks, restores waterproofing, and can add years of service without a full tear-off when the substrate is sound.

EPDM

Ethylene Propylene Diene Monomer

A black synthetic rubber membrane known for extreme weather resistance and flexibility. It can be fully adhered, mechanically attached, or ballasted, and it performs well in cold climates where a little extra heat helps shed snow.

Metal

Steel, Aluminum & Architectural Panels

Standing seam, corrugated, and flat-lock panels that last for decades. Metal resists wind up to 140 mph, carries a Class A fire rating, and works on steep-slope commercial, institutional, and government buildings.

Shingle

Asphalt & Architectural Shingles

Overlapping strips designed for steep-slope roofs on multi-family, mixed-use, and institutional buildings. They are cost-effective, easy to repair, and available in a wide range of colors and wind ratings.

What Owners Ask

How do you choose the right system for our building?

We start with a core sample, deck and slope inspection, and how the roof is actually used. Then we match the system to the required warranty term, energy goals, and budget.

Can you install a roof system that is not on this list?

If it is a commercial roofing product, we can likely install it or certify a crew for it. Bring us your specification and we will review compatibility, warranty, and availability.

Is liquid roofing a permanent replacement?

It is a restoration, not a new roof. When the substrate is sound and prep is done right, it can add 10 to 20 years of watertight service. It is not the right choice when the insulation is wet or the deck is failing.

Do metal roofs work on low-slope buildings?

Standing seam and architectural metal are primarily steep-slope systems. Some low-slope applications are possible with proper panel geometry and underlayment, but we verify slope and drainage before recommending them.

Are tile and slate too heavy for every structure?

They add more load than membrane or shingle systems. We confirm the structure can handle the weight before specifying them, and we engineer the underlayment and fastening to the building code.
